Warts & verrucae
Stubborn hand warts and foot verrucae that have not responded to pharmacy treatments. Cryotherapy may need repeating.
Seborrhoeic keratoses
The rough, stuck-on brown or waxy patches that appear with age on the trunk, face and scalp. Usually straightforward.
Other benign lesions
Small benign growths, raised benign lesions, milia, cherry angiomas and molluscum. Bring anything you are unsure about.
Cryotherapy or surgery — and how we choose
CryoSuccess cryotherapy
A fine, precisely aimed jet of nitrous oxide freezes the lesion in seconds. No injection, no cutting, no stitches. The lesion darkens, blisters or crusts over the following days, then falls away as skin heals underneath.
Best for: skin tags, warts, verrucae, seborrhoeic keratoses, molluscum and other surface lesions.
Not used for: pigmented moles, or lesions where the whole structure must come out.
Surgical removal
The area is numbed with local anaesthetic, then the lesion is shaved flush with the skin or excised completely, depending on what it is and how deep it goes. The wound is closed with sutures or left to heal as appropriate.
Best for: cysts, lumps under the skin, benign moles and raised lesions needing full removal.
Worth knowing: you may need a £25 suture removal appointment about a week later.
Which method suits you cannot be decided from a photograph or over the telephone — it depends on what the lesion is, how deep it sits, where it is and the result you want. That is exactly what the pre-assessment is for.

He carries out the pre-assessment, plans the procedure and performs the removal, working within the clinic's minor surgery protocols and referring on where a lesion is not appropriate for private treatment. Because the same clinician assesses and treats you, nothing is lost in a handover, and you will have met the person doing your procedure before the day itself.

When to see the NHS instead of booking with us
This is a private cosmetic and minor surgery service, not a skin cancer diagnostic clinic, and we will not remove a lesion where there is any suspicion of skin cancer. Contact your own GP without delay — not us — if a lesion shows any of the following:
- Asymmetry — one half does not match the other
- Border — ragged, notched or blurred edges
- Colour — more than one shade, or an unusual colour
- Diameter — larger than about 6mm, or growing
- Evolution — any change in size, shape, colour, surface or sensation
- Itching, bleeding, crusting, oozing, or a sore that will not heal
- A lesion that looks clearly different from all your others
Your GP can refer you on the NHS urgent suspected-cancer pathway, which includes specialist dermatology assessment, dermoscopy and laboratory analysis of any tissue removed — free of charge. That pathway exists for exactly this, and using it is always the right call. If a concern is identified at your pre-assessment here, we will say so plainly and point you to it.
What happens at your procedure appointment
- Arrival and consentYour clinician re-checks the lesion against the plan and takes written consent, with a final run-through of risks and expected result.
- PreparationThe area is cleaned and draped. For surgical work, local anaesthetic is injected — a brief sting, then numbness within a minute or two. Cryotherapy needs none.
- The removalThe lesion is excised, shaved or frozen using the agreed technique. You should feel pressure and movement but not pain. Most procedures take ten to forty minutes.
- Closure and dressingThe wound is closed with sutures if needed, or dressed and left to heal. Cryotherapy sites are usually left open.
- Aftercare briefWritten aftercare instructions, the clinic number, and a suture removal appointment if you need one.
- HomeNo sedation, so you can drive yourself home and return to normal activity shortly afterwards unless advised otherwise.
What to expect while it heals
First 48 hours
Keep the area clean and dry and leave any dressing as instructed. Mild soreness, pinkness and slight swelling are normal; over-the-counter pain relief is usually enough.
Cryotherapy sites
Expect redness, then a blister or dark crust over a few days which lifts away as new skin forms. Do not pick it. Colour can take several weeks to settle.
Surgical wounds
Avoid swimming, the gym, heavy lifting, saunas and very hot baths until healed. Non-dissolvable sutures usually come out at about a week — £25.
Scar care
New scars fade over months. Keep the site out of strong sun, or use a high-factor sunblock for the first year — it makes a real difference to the final look.

Why do I need a pre-assessment consultation before minor surgery?

It is where the lesion is examined, the technique chosen, your medical history and bleeding risk reviewed, scarring discussed honestly and the procedure quoted. Should I book the 15-minute or the 30-minute pre-assessment?
Book 15 minutes (£49) for one straightforward lesion. Book 30 minutes (£89) for multiple areas, or if the lesion is large, deep, on the face, or near the eye, lip, nose or a joint. What is the difference between cryotherapy and surgical removal?
Cryotherapy (CryoSuccess) freezes the lesion with a targeted jet of nitrous oxide — seconds per lesion, no injection, no stitches — and suits skin tags, warts, verrucae and seborrhoeic keratoses, though some lesions need more than one session. Surgical removal numbs the skin with local anaesthetic, then excises or shaves the lesion away, with stitches if needed; that is the route for cysts, lumps under the skin and anything that must come out in full. Cryotherapy is not used on pigmented moles.
Will removal hurt?
Cryotherapy feels like a sharp, intense cold with a sting for a few seconds; no anaesthetic is used and most people find it very manageable. With surgical removal the only uncomfortable part is the local anaesthetic injection — a brief sting, then numbness. Mild soreness for a day or two afterwards is normal and settles with simple over-the-counter pain relief.
Will I be left with a scar?
Any procedure that breaks the skin can leave a mark. Cryotherapy usually heals with little visible scarring but can leave a paler or darker patch, particularly on deeper skin tones, while surgical removal leaves a line or small round scar that fades over months. It depends on the lesion's size and depth, its position, your skin type and any history of keloid scars — your clinician gives you an honest view of the likely result at the pre-assessment, before you decide.
Do I need a GP referral, and will the NHS remove my mole or skin tag?
No referral is needed — you can book the pre-assessment yourself. The NHS generally does not remove moles, skin tags or benign cysts for cosmetic reasons, as these are procedures of limited clinical value, and patients across Wigan, Chorley and Lancashire are routinely told this. The NHS does treat clinically concerning lesions, and should always be your first route if one is changing, bleeding or growing quickly.
How do I know if a mole is something to worry about?
The warning signs are summarised as ABCDE: Asymmetry, an irregular Border, more than one Colour, a Diameter over about 6mm, and Evolution — any change in size, shape, colour, surface or sensation. A mole that itches, bleeds, crusts or will not heal needs checking promptly.
